This warranty is applicable to the original owner only. In accordance with the warranty terms and conditions specified below.

Bromic Heating or its agent (the warrantor) will furnish the original owner for both commercial and residential applications;

  1. a replacement Bromic Heating heater or
  2. a replacement part for any component part which fails.

Service and Labor Responsibility

Under this limited warranty, the warrantor will provide only a replacement heater or part thereof. The owner is responsible for all other costs.

Such costs may include, but are not limited to:

  1. Labor charges for service, removal, or reinstallation of the heater or part thereof.
  2. Shipping and delivery charges for forwarding the new heater or replacement part from the nearest distributor and returning the claimed defective heater or part to such distributor.
  3. All cost necessary or incidental for handling and administrative charges and for any materials and/or permits required for installation of the replacement heater or part.

Limitation on Implied Warranties

Implied warranties, including any warranty of merchantability imposed on the sale of this heater under state law are limited to one year duration for the heater or any of its parts. Some states do not allow limitations on how long an implied warranty lasts, so the above limitations may not apply to you.

Claim Procedure

Any claim under this warranty should be initiated with the dealer/retailer  who sold the heater, or with any other dealer handling the warrantor’s products.

We value customer satisfaction for every purchase and strive to provide the best service possible. To ensure our customers receive a quality purchase, we guarantee that orders canceled prior to shipment from the manufacturer's warehouse will be fully refunded (exceptions apply for custom orders, see below).  We implore all customers to contact us promptly in order that any cancellations occur before the goods leave the warehouse. Cancellations on Custom Orders:

Custom or made-to-order products cannot be cancelled or refunded, asthese products have already gone into production with thespecificationsfrom your order. Our custom order brands include: The Outdoor Plus.

The reason for this is because, once you order, the manufacturer goes intoproduction on your order and builds it from scratch. If you areunsurewhether your order is custom or made-to-order, please contact us atsales@outdoorpatioplace.com. All sales are final for custom ormade-to-order products.

Our return policy is simple and straightforward:within 30 days of receiving your item, you can contactus about returning itfor a full refund, minus the necessary return shipping costs plus a 20%restocking fee.

Inspection on Arrival of Your Return: All items must be in like-newcondition, with tags and original packaging, and you will need proofofpurchase too. Please note that any damage to the package during the returnprocess is your responsibility as the customer. Should it arrivein less than"like new" condition or with missing original items, the cost of the restockingfee may be reassessed up to 100%, to cover damageor missing parts.

Once the return is received and approved, your refund will be processed back on the original payment method.  Processing can take up to 7-10 days.

If you need to return a product ordered from Outdoor Patio Place, please ensure that it is packed carefully in the original box and related material, with all accessories included. The product must also be complete and undamaged in order to qualify for a full refund; if not, it may be subject to a restocking fee of up to 100% depending on Outdoor Patio Place and the manufacturer's discretion. To make sure that your product return is accepted, follow these instructions precisely!

If your return is accepted, we’ll send you a return shipping label, as well as instructions on how and where to send your package. Items sent back to us without first requesting a return will not be accepted.

Damages and Issues:

Please inspect your order upon reception and contact us immediately if the item is defective, damaged or if you receive the wrong item, so that we can evaluate the issue and make it right.

Outdoor Patio Place reserves the right to refuse any return that does not meet the requirements outlined above as well as the requirements outlined within the specific brand return policy found on the product page.

Exceptions / non-returnable items

Knowing which items cannot be returned can save you a lot of time and money. Additionally, custom products like special orders or personalized items often have specific policies surrounding their return status due to their one-of-a-kind nature. Beyond that, hazardous materials, flammable liquids or gases can never be returned for safety precautions. Unfortunately, we cannot accept returns on sale items or gift cards.

The fastest way to ensure you get what you want is to return the item you have, and once the return is accepted, make a separate purchase for the new item.

Defective Products

We stand by the products quality represented in our store.  All of our products have a guaranteed quality policy, meaning that you will get the product that you paid for 100% fully functional and in tact.  Please contact us as soon as possible, but within 14 days if your ordered product(s) are defective in any way upon arrival.  We will solve the issue immediately.


At Outdoor Patio Place, we make the return process hassle free. After you've sent your return to us, we'll inspect it and contact you with the results. If we approve your return for a refund, the original payment method will be credited within 7-10 business days. However, due to varying processing times between different banks and cards, it may take some extra time for that credit to show up. After completing the order, we will provide estimated shipping times that are given to us by suppliers and freight companies.
